A fast, easy process to help build confidence and alleviate  anxiety.

We desire major input at the beginning and minor as we uncover what the project wants to be.

Programming Phase - 3-5%

Meet and dial in the basics at a macro level. Determine all the influences on the project time, money, owner preference, surroundings, highest and best use etc. Type this up and see where we are at.  Do we have a real project that creates value. 

Conceptual Design Phase - 10-15%

Fast, sketchy drawings fired off as fast as the owner can review and comment. We believe the fastest way to the best design is getting through all the less than best possibilities quickly.  We employ many techniques to get owner input including sketches and basic 3d design block outs

Design Development Phase - 10-15%

Develop the rough conceptual drawings to a level where there will be few surprises for our engineers or us when we are released to proceed with construction documents.  We may do more detailed color renderings at this stage on a project by project basis if requested or needed. In the DD phase we may make calls to the engineers to discuss the layout and design.

Construction Document Phase - 50%

Upon getting owner approval of the Design Development drawings we commence construction detailing and engineering.  Very few design decisions are made during this phase.  The design should be set.  Major changes cause delays and extra cost to redesign. 

Bidding and Negotiation Phase - 5-10%

When requested we can assist clients with conceptual construction schedule, conceptual estimating, locating qualified contractors, bidding documents and reviewing of bids. 

Construction Administration Phase - 10-20%

Picture
This phase can include plan check, site visits review of contractors request for payments, project meetings and contractor submittal reviews.
